What we did not ask for

That list is not leniency. It is what underwriting the property instead of the person looks like in practice. A $200,000 loan at 70% of value puts the house at roughly $286,000, which means about $86,000 of the borrower’s own money sits underneath us before a dollar of ours is at risk. The sponsor has borrowed from us before and paid as agreed. Our own valuation and our own site visit replaced the appraisal and the inspection, which is where most of the calendar days in a bank closing go. The full list of what we do and do not need is on the site.

What it cost the borrower

Two points at closing, $4,000, and interest of $2,000 a month for as long as the loan is out. No penalty for paying it off early, so a sale or refinance in month five costs five months of interest and nothing else — $10,000, plus the $4,000 fee. Carried the full twelve months it is $24,000 of interest. Read how a fix-and-flip loan is priced line by line if you want to see how that compares, and what to ask a lender about prepayment before you sign somewhere else.

A repeat borrower is not getting a different product here. The terms above are the program. What repetition buys is speed: we already know the sponsor, so the file is about the house.

If you have a property under contract and a plan for it, tell us about it, or call (305) 204-7355. Preliminary terms typically come back within a day or two.

Terms shown are those of a single closed loan and are illustrative of SFR Capital’s program, not an offer or a commitment to lend on any other property. Every loan is sized and priced on its own collateral, sponsor and documentation.
