Lending in Pinellas County
We lend on residential investment property anywhere in Florida from our office in Coral Gables, and a Pinellas deal closes the same way as one in Miami: first lien, $100,000 to $3,500,000, up to 75% of value, underwritten on the property rather than the borrower's tax returns. Purchase, refinance, fix and flip, buy and hold, and small multifamily.
Florida's documentary stamp tax runs 70 cents per $100 on the deed and 35 cents per $100 on the mortgage, plus a two-mill intangible tax on the note — the same in Pinellas as in every county outside Miami-Dade. We put those on the closing statement up front so the cash to close is known at term sheet, not at the table.
If the collateral is a condominium of three habitable stories or more, Florida's milestone inspection law applies at 30 years — 25 if the building sits within three miles of the coast, which covers much of Pinellas — and every ten years after. An inspection due, or a structural reserve study outstanding, changes what the asset is worth and what an exit looks like. We would rather know at application than at closing.
On the Pinellas coast, insurance is part of the debt service rather than an afterthought: wind coverage, and flood insurance inside a FEMA special flood hazard area, are underwritten into the numbers before we issue terms. A property that cannot be insured at a workable premium is a property whose exit price is wrong.
